Every transaction involves more than the listing agent. Escrobro lets you add participants by name, email, and role — agent, client, lender, or title — directly from the transaction workspace.
How invites work
When you add a participant, Escrobro generates a unique invite token tied to that person and that deal. Send them the invite link by email or text. When they open it, they authenticate via magic link and land inside the correct transaction — no account setup, no password to remember.
Participants only see transactions they've been invited to. Row-level security enforces this at the database layer, not just in the UI.
Roles
Agent — The deal owner. Full control over participants, documents, tasks, and settings.
Client — Buyers or sellers. Can view documents, send messages, and see task progress for their deal.
Lender — Mortgage professionals who need document access without joining email threads.
Title — Closing and escrow contacts who need a secure channel for final docs and wire instructions.
Best practices
Invite clients early — before inspection week when document volume spikes. Use plain-language task names they'll recognize. Keep sensitive wire instructions in the document tab rather than chat, and confirm receipt in messaging.
